Not even Disney could escape the effects of the tight credit conditions in 2009. After the financial filing of the Walt Disney Company, the end-year numbers reveal much how the credit crisis truly effected the Disney Vacation Club, Disney’s timeshare division.

In December of 2008, which was the beginning of Disney’s fiscal year, Citigroup discontinued providing mortgages to the Disney Vacation Club for customers to buy Disney timeshares. By Citigroup not buying timeshare mortgages, it has cut off the process Disney has used in recent years to boost profits, just like other timeshare developers.

Due to Citigroup not providing timeshare mortgage, the Disney Vacation Club was only able to securtize $17 million in timeshare mortgages during their 2009 fiscal year, which ended October 3rd.  Compared to their 2008 fiscal year, this is an 88 percent drop in sold mortgages, which was $147 million worth of timeshare mortgages.

This has directly impacted Disney timeshare profits that they received from timeshare loans.  In their fiscal year of 2009, Disney was only able to gain $4 million from timeshare securitized loans, compared to $32 million gained in their 2008 fiscal year, an 88% drop from last year.

The huge decrease in Disney timeshare loans has really impacted Disney’s bottom line.  The overall operating profits in Disney’s overall theme-park division dropped by 25% in 2009.
